Prepare estimated cost sheets to inform you of your out-of-pocket expenses.

Negotiate offer and subsequent counter offers to obtain the best price for you.

Mandate disclosures from the seller to inform you of any known defects to the property (SPDS).

Schedule timetable for date sensitive critical events.

Open escrow at title company and provide information package to assist in the title search and escrow process.

Schedule home inspection and termite inspection.

Order your home warranty.

Meet with appraiser to address any issues that may come up.

Address any last minute financing, title or escrow issues, conduct final walk-thru.

As your buyer’s agent I am legally-bound to

exclusively represent your best interests, possibly resulting in thousands of dollars being saved. I have a fiduciary responsibility to you...not the seller.

 

My fiduciary obligations to You…

 

Loyalty — I must do everything possible to gain an advantage for you.

Obedience — I must obey all lawful instructions from you and I am not obligated to obey the instructions of the seller.

Disclosure — I must tell you everything I can find out about the property including, traffic problems, zoning issues of the neighborhood, and defects to the property.

Confidentiality — I must keep all information about you confidential, including your ability or willingness to pay more for the property than you are offering.

Reasonable Care and Diligence — I must be educated and competent to represent your best interests in all matters.

Accounting — I must account to you for any money or documents entrusted to me.

 

Working For You…

 

Legally, I am your employee but I am paid by the seller — Conversely seller’s agents and sales people representing the new home builders are legally bound to represent the best interests of the sellers or builders and are paid by the sellers and builders.

I  have a team of lenders, escrow officers, home warranty providers and inspectors  who will work with you every step of the way.

I will orchestrate the entire sales transaction from start to finish.

I will show you all the homes on the MLS and any HUD properties listed for sale.

I will calculate the fair market value of the homes you are interested in and will assist you in preparing an offer.

I will negotiate on your behalf through the entire buying process, offering advice and information every step of the way.

Why go it alone…

 

Some facts to consider:

 

Commissions are negotiated before the property is put on the market. They are either split between brokers or paid entirely to the listing broker. Going directly to a seller’s agent will not result in a savings because the seller will pay the same amount of commission regardless.

 

The seller’s agent has a legally binding agency agreement to represent the best interests of  the seller and not the buyer. If you walk into an open house alone; the seller will be represented by his or her agent but you will not have professional representation. The seller’s agent cannot negotiate for you.

 

Home builder’s sales people are legally bound to represent the best interests of the builder and cannot act on your behalf. As your agent I will represent you at the time of contract, design center, inspections, final walk-thru and signing at the Title Company.
